Brightwater Madeley has 110 private rooms that span across six interlinking houses. Each house has an inviting and homely feel, with its own living room, kitchen and dining room. Gardens and gazebo areas surround each of the houses, providing plenty of spaces to relax outdoors. Central to these houses is a large clubhouse, hairdressing salon, small library and physio gym. There is also an onsite café run by our volunteers, Maddies Café, where you can enjoy a cup of tea, refreshments and light meals with your loved ones.
In 2020, we renovated Brightwater Madeley, to give the home a brighter and more contemporary look and feel, creating a calmer and more enjoyable environment. With extra signage to assist with wayfinding, enhanced lighting and new artwork along corridors, a spruced up garden, fresh paint in palettes inspired by nature and a general declutter, the home feels welcoming and homely for residents and families.
Each private room has been designed with individual comfort in mind, with its own private ensuite, an adjustable electric bed with hotel quality linen, generous storage available in the built-in cupboard for clothing and personal belongings and an individually controlled reverse cycle air conditioning system. Many of the rooms have views over the courtyards and gardens.
Meals at Brightwater Madeley are provided by our very own catering team, and the regularly changing menu provides you choice, with a variety of tasty and nutritional meals including some recognisable old favourites.
Every meal on the menu has been tested and approved by our dietitian and speech pathologists, to make sure that we cater for all diet textures, and offer meals that meet the nutritional requirements for all of our residents, including those with dysphagia and chronic disease. From fish and chips, to bangers and mash, to texture modified food that is full of flavour, there will be something for everyone to enjoy.
We have our own in-house team of Brightwater allied health professionals, including physiotherapists, occupational therapists, podiatrist and social workers. By having this expertise in-house, we can ensure that you receive the best possible care, as our centralised team talk to each other and can quickly identify the support you need.
The clubhouse at Brightwater Madeley is home to many of the complimentary activities that take place like exercise groups, bowls and quizzes, and run by our experienced therapy assistants. If you have a green thumb, you will enjoy taking part in our gardening group. Plus, we regularly have visiting entertainers, like the WA Opera, Perth Symphony Orchestra and dance groups.
Our team can help take the confusion out of aged care pricing, and can guide you through calculating the fees dependent on your financial situation. The basic daily care fee and means-tested care fee remain the same regardless of the provider and home you choose. The different types of aged care home costs are:
1. Basic daily care fee
The basic daily fee helps pay for your day-to-day services such as meals, cleaning, facilities management and more. The basic daily care fee is paid by all residents and equates to a maximum of 85% of the full single age pension. The rate is currently $58.98 per day and gets updated twice a year (in March and September) in line with increases to the age pension by the Government.
2. Means-tested care fee (if applicable)
The means-tested care fee is a contribution that some residents may be required to pay towards the cost of their personal and clinical care, determined by a means (income and assets) assessment. This fee is calculated by Services Australia if you are on a Centrelink pension (or by the Department of Veteran Affairs if you are on a DVA pension) and is based on your assessable income and assets. Every person entering residential aged care must complete the ’Residential Aged Care Calculation of your cost of care form’ (also called form SA457), available here.
An approximate fee may be calculated by entering your financial information into the My Aged Care website, however, Services Australia will determine the exact amount (between $0 and $259.26 per day) you need to pay once you enter care and will issue a confirmation letter to you and your provider.
There are annual and lifetime caps limits applied to this care fee. Once the limits are reached you are no longer required to pay any means-tested care fee.
3. Accommodation payments for Brightwater Madeley
If your means assessment determined that you have to pay a means-tested care fee you will also have to contribute towards or cover the full costs of the room. The provider sets its own accommodation pricing and it depends on factors such as location, room size and features of the home.
There are three accommodation payment options to choose from:
Option A: Pay a fully Refundable Accommodation Deposit
You can choose to pay the full deposit known as the Refundable Accommodation Deposit or RAD. This is a lump sum deposit, and the balance of the deposit is refunded to you or your estate when you leave the aged care home.
There are different room types at Brightwater Madeley, all are private rooms with ensuite:
- Classic - $500,000
- Deluxe (beautiful garden or courtyard views) - $525,000
Option B: Pay a Daily Accommodation Payment
If you can't afford to pay the full deposit, you can choose to pay a daily rate known as the Daily Accommodation Payment or DAP. You can choose to pay this periodically (eg. weekly or monthly).
This amount is calculated by converting the Refundable Accommodation Deposit amount into a daily charge using the Maximum Permissible Interest Rate applicable at the time of entry into care and divided by 365 days. (As of April 2023, that rate sits at 7.46%).
- Classic - $102.19
- Deluxe (beautiful garden or courtyard views) - $107.30
Option C: Combination of A+B: Pay a partial deposit and a reduced daily rate
You can choose to pay a portion of the deposit which will reduce the daily rate depending on how much of the deposit you pay. The balance of the portion of the deposit you paid will be fully refunded to you or your estate when you leave the aged care home.
Private room with ensuite - calculation based on 50% RAD
- Classic - $250,000 RAD and $51.10 DAP
- Deluxe (beautiful garden or courtyard views) - $262,500 RAD and $53.65 DAP
How to get started
Before you can apply, you’ll need to be assessed by an Aged Care Assessment Team (ACAT). Your GP can make a referral, or you can arrange one directly with My Aged Care. They will provide you with a support plan following your assessment.

Complete an online enquiry form or give our Welcome Team a ring on 1300 223 968. Our Welcome Team will gather your personal details and find the right aged care option for you. Once we have your ACAT referral code for ‘Residential Permanent’ we can access your support plan.
Our Clinical Team will review your support plan and level of care required to ensure your preferred site can cater to your needs. Once a suitable vacancy becomes available we will arrange a face-to-face clinical assessment at your preferred location, provide you with more details about the site and talk you through the required paperwork.
We will tour the home with you and discuss any financial matters and payment options in more detail. You may also find it helpful to review our Residential Aged Care Cost leaflet.
If you like the home and want to proceed, we will help you with the paperwork process. You can expect to complete the Resident Agreement, Payment Options, Consents etc.

Can I take my loved one out on excursions?
While we are in a phase of no community transmission in WA, external outings are permitted when they can be conducted in a safe manner. This means that there are appropriate infection prevention measures in place and an agreement by the resident and family to provide accurate information and engage in risk mitigation procedures whilst on the outing and screening procedures on return. Your Service Manager or Program Leader will be able to provide you with the relevant risk assessment form.
Can I take social leave, for example for day trips or family holidays?
Yes, you are entitled to take 52 days of social leave in a financial year.
While you are on social leave, you will still be required to pay your agreed fees and daily accommodation costs.
Brightwater will continue to hold your place for you while you are on social leave.
Please contact us if you need to extend the period of time that you are on social leave.
If extra social leave is required in addition to the 52 days, an additional fee will be charged to secure your place at Brightwater.
If you are away from Brightwater for 7 days or more and you have not notified us, we may not be required to continue to secure a place for you. However, we will write to you before any such decision is taken.
We would appreciate it if you could update us on any changes to your condition while on social leave.
What happens if I need to take leave to go to hospital?
There is no limit on the length of time that you can leave Brightwater to be in hospital.
While you are in hospital, you will still be required to pay your agreed fees and daily accommodation costs.
Brightwater will continue to hold your place for you while you are in hospital.
Can I take leave for emergency reasons, such as the COVID-19 pandemic?
Yes, you can request to take a period of temporary leave from Brightwater due to an emergency situation, such as the COVID-19 pandemic.
Taking emergency leave will not impact on your social leave entitlements.
While you are on emergency leave, you will still be required to pay your agreed fees and daily accommodation costs.
Brightwater will continue to hold your place for you while you are on emergency leave. Brightwater will not require you pay any additional fees to hold your place.
We would appreciate if you could update us on any changes to your condition while on emergency leave and when you intend to return to Brightwater.
How can I organise residential aged care for my elderly parent?
We're happy to support you in the process of organising care for your elderly parent.
Simply give us a call on 1300 223 968 and ask to speak to our Welcome Team, who will gather some information about your parent and then explain the next steps to securing a suitable home.
From a government perspective, your first action is to register with My Aged Care and request an assessment for residential aged care, which is a requirement when seeking aged care services.
What is an ACAT assessment and how can I arrange one?
This is an assessment carried out by the Aged Care Assessment Team (ACAT) when an individual is hoping to access subsidised aged care services.
An assessment can be arranged through My Aged Care after you have registered for and acquired an Aged Care number.
What do I pay and what does the government pay?
What the government pays and what you pay depends on your financial situation and the outcome of your Income and Assets Assessment with Centrelink or Veterans Affairs.
How long is the waiting list to access residential aged care?
Our waiting lists vary from site to site.
So that you're ready when a vacancy arises, we will assess your needs, match you to the site which can best support your needs, provide a tour and help you complete the necessary paperwork to secure a position on our waiting list as soon as we can.
Why do I need to complete an Income & Assets form?
Completing an Income and Assets Assessment will ensure that you do not pay more aged care fees than necessary.
Can I view all the residences I am interested in?
Yes, appointments can be made to view our aged care homes.
Please call 1300 223 968 and ask to be put through to our Welcome Team who will schedule a time for you at the homes that best suit your needs.
Do you offer residential accommodation for married couples?
Yes, we do offer accommodation for married couples in some of our aged care homes.

How do I transfer to Brightwater from another aged care home?
It is easy to transfer from another aged care provider to Brightwater.
Typically, your current provider will require a letter in writing giving 7 days notice to leave. Our Welcome Team can then assist you with documentation and support you as you transfer to us.
Can I keep using the same doctor/GP in residential aged care?
Yes, you can keep your own GP if they are willing to visit, make a house call as required and provide an after hour service.
Otherwise, your family is free to take you to a GP and organise/deliver medications.
Can I bring my own furniture?
You can bring a comfy chair, a TV and TV stand and one or two small personal furniture items such as a display cabinet, bookcase or bedside cupboard.
Do you cater for special dietary requirements?
Yes, we cater for many special dietary requirement needs such as diabetes, vegetarian or vegan diets, allergies or medical conditions such as dysphagia.
Please discuss any specific dietary requirements with our Welcome Team.
What if I don't like my new home?
Your satisfaction is important to us - we want to make sure you will feel welcome and supported at all times.
Please discuss any concerns with your site Service Manager who will do whatever they can to understand your concerns and meet your expectations.
However, if you remain unsatisfied you can request to leave your new home to transfer to another Brightwater home or if all opportunities are exhausted, advise of your intention to leave.
